A Competent Appraisal Report Includes:

- A document explaining in detail what type of value is being sought.
- An explanation of the purpose and function of the appraisal report.
- A complete and accurate description of the property, including the age, history, dimensions and condition.
- Detailed color photographs of each item.
- The date and location of the inspection and the effective date of the value.
- A Statement by the appraiser that he or she has no financial interest in the property, or that such interest in the property is disclosed in the report.
- A clearly defined appraised value
